Worked Great! Thank you.
thank you you are the best
First let me say thanks for this program, it worked great once I figured out how to use it. There's another copy of the "unlock mapset.exe" file in the wrong place and it doesn't work if that one is used. I also used it on v2012.40 and it worked fine.

Since there is a lack of installation information and several people are having problems using it, I will try to explain how I did it the best I can, so bare with me please.

1. I extracted the contents of the downloaded .rar file to my spare drive so I wouldn't fill up my C drive with all these files and I left the folder name unchanged once extracted. Depending on how you extract it, you might end up with multi layers of the same folder name like I did, so be aware of the folder structure. The folder with the .gmap on the end will have two other folders inside it, "CNNANT_2012_20.mdr" and "Product1" along with several other files, and that's where the "unlock mapset.exe" file needs to be, or should already be there. Just make sure the "unlock mapset.exe" file is in the folder with the .gmap on the end, the one mentioned above.
2. I double clicked on the "unlock mapset.exe" file and a DOS window opened and the program started running. It took several minutes to complete and when it was done, the DOS window shut down, job done, maps are now unlocked. If you double click on the "unlock mapset.exe" file and it closes right away, the "unlock mapset.exe" file is in the wrong folder.
3. I then made a shortcut for that folder, the one with the .gmap on the end, into the HIDDEN "Map" folder that was created with I installed MapSource. For Windows XP, it's located at: "C:Documents and SettingsAll UsersApplication DataGARMINMaps" and for Windows 7: "C:ProgramDataGARMINMaps". You will need to go into Windows Explorers Tools, Folder options..., View tab, Advanced settings window, under Hidden files and folders, and check the box, Show hidden files, folders, and drives which is under the Hidden files and folders heading. Hope I got that right! If you don't have an extra drive installed in your computer, you can copy the complete .gmap folder into the HIDDEN "Map" folder located on the C drive if you have enough space.
4. When I started MapSource, v2012.40 was there along with v2012.20 and other versions I have installed. It also reported in the utility/manage map products from the upper menu bar, that they are not lockable. :-)

One note on v2012.40 maps. I have a Garmin GPS that has life time maps and traffic and using Garmins Lifetime Updater program and with my GPS plugged into the USB port on my computer, I was able to also download v2012.40 to my computer and unlock them with this unlocker program. Good luck.
